There has recently been much publicity about the increased building costs
especially in the South East of England. House prices have risen dramatically
over recent years and as a result this has had a similar effect with the rising
cost of building projects in general.
Most architectural practices charge at a percentage rate of the overall project
costs and add to this travelling time, site meetings and disbursements etc... It
is therefore likely that a client will be unaware of the final cost implication
for obtaining planning permission and approval under local authority building
regulations until this work is nearing completion. It is also recognised that
the architects will currently charge between 10% and 14% of the relevant project
value. On the basis a typical two-storey side extension costing around £65,000
to £75,000 will attract professional fees by up to as much as £10,000 and this
sum could also be subject to VAT at a further 17.5%.
At Churchill Design we work on fixed price quotations which are given in writing
at the first free consultation. We don not charge as a percentage of the likely
building project total but have a scale of charges applicable to the amount of
work we consider that we will be carrying out to a satisfactorily process the
application. We do not currently charge VAT. We do not carry out any additional
chargeable work without first consulting our client and gaining the necessary
permission to continue.
We also invoice our fees in stages appertaining to the work that we are carrying
out. If a project is terminated, for whatever reason, part way through, we will
only charge for the work that has been completed to that point. There are no
penalties. We just need to cover our 'out of pocket' expenses. If a project is
resurrected within a reasonable time and we still have the relevant information
on our files then we simply pick up where we left off.
We are happy to give estimates over the phone or by e-mail and directly we have
made our first site visit we will issue confirmation by way of a written fixed
price quotation. We also issue a current pricing structure should any of our
additional services be requested or considered necessary in order to gain a
satisfactory outcome. Although not necessarily relevant to our part of the work,
due to the considerable experience in construction we are able to offer project
price guidance for clients or arrange building quotations on their behalf.
